As you enter the villa you are greeted with a fabulous tiled hallway leading off to the kitchen on the right and staircase, laundry room, and ground floor cloakroom to the left. The hallway then leads to the spacious family room & dining area beyond.

Luxury kitchen with granite countertops and quality stainless steel appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & electric kettle.

Adjacent to the kitchen with great views and direct access to the pool deck via sliding patio doors, is the beautifully decorated dining area with a large dining table with 8 chairs which is ideal for large parties and formal dining.

Additional seating is provided at the breakfast bar with 4 comfortable bar stools.

The comfortably furnished room with views onto pool deck offers ample seating for you to relax and watch the very large wall mounted LCD HD cable TV with Blu-Ray DVD player and ceiling fan.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The second large master bedroom has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a large wall-mounted smart TV above and a walk-in wardrobe.

The connecting spacious ensuite bathroom has a walk-in double shower, his & hers vanity sinks and WC. We also provide a hairdryer. 

The ensuite bathroom also serves as the pool bathroom.

The large pool with east east-facing block paved deck has open views over a retention pond with a backdrop of mature trees.  We have provided 2 comfortable sun loungers for your sunbathing comfort.

Under the shady covered lanai, we have provided a rattan patio table with 4 chairs and a rattan sofa with a table as well as a round table with 4 chairs which can also be used for sunbathing. 

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

The large seating area located at the top of the stairs has 2 large sofas, and a large wall-mounted smart TV, which is an ideal place to escape the buzz and excitement of downstairs, for some real relaxation time. 

The large master bedroom with its wonderful views over the pool deck has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a large wall-mounted smart TV above, and a walk-in wardrobe.

The connecting spacious ensuite bathroom has a large spa bath, a large walk-in double shower, his & hers sinks and a separate WC. We also provide a hairdryer.

This bedroom comes equipped with a queen-sized bed with matching nightstands, a chest of drawers with a wall-mounted smart TV above, and a large built-in wardrobe.

The shared Jack & Jill bathroom serves both bedrooms 3 & the loft area and features a walk-in shower cubicle, his & hers vanity sinks, and WC. We also provide a hairdryer.

This bedroom with views over the pool deck comes equipped with 2 x twin twin-sized beds with matching nightstands, a wall-mounted smart TV and a built-in wardrobe.

Both the twin bedrooms are served by the remaining family bathroom. There is a bath with shower over, WC and built-in sink unit. We also provide a hairdryer.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to internet and email.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It is only a 6-minute walk to the excellent resort Oasis Club at ChampionsGate with its two pools including a waterpark with splash zone, lazy river, poolside tiki bar with cabanas, hot tubs, tennis, volleyball, and basketball courts, clubhouse bar and restaurant, games room, movie theatre, fitness centre, sundry shop and children's play center. Guests on Champions Gate have free access to this waterpark facility.

The excellent 18-hole championship golf course, pro-shop, restaurant, and bar are just a short drive away.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 9-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 10 minutes up the US27 where you will find even more shops, bars & restaurants to choose from and a Walmart another 7 minutes further north on the US27.
