Our fully air-conditioned villa consists of:

As you enter the villa you are greeted with a fabulous tiled hallway with the living room directly in front of you and an attractively decorated dining room to your right. The hallway then leads onto the spacious open-plan kitchen & family room beyond via arched opening.

The dining room is located to the front of the villa to the right off the entrance foyer and comfortably seats 6 persons. There is direct access to the kitchen via an arched opening.

Upon entering our villa there is a nice open living room overlooking the pool that is quiet and perfect for anyone needing space from some of the "hustle and bustle". There are 2 comfortable sofas, where you can put your feet up and relax or get lost in a book or catch up on your social media.

Leading from the living room you find the fully equipped kitchen with granite countertops & quality stainless steel appliances including a large American fridge/freezer with ice and water dispenser, electric cooker/hob, microwave, and dishwasher.

The breakfast bar has 4 bar stools which makes a pleasant social space around the kitchen island unit.

There is also a waste disposal unit, coffee maker, espresso coffee machine and toaster.

We have provided everything you could possibly need, including a large range of quality tableware, glasses and cutlery as well as a full set of high-standard patio plastic wares for use by the poolside.

The adjacent breakfast nook is located next to the kitchen and family room with dual aspect views onto the pool deck and provides seating for 4 persons.

The family room with ample comfortable seating on 2 sofas, overlooks the pool with direct access via the patio doors. There is a large LCD cable TV in the family room. 

The Master 1 bedroom has a king-size bed with a walk-in wardrobe, bedside cabinets, and a large dresser with a mirror above and an additional drawer unit. There is a separate sitting area with 2 armchairs as well as direct access to the pool deck.

The en-suite features a large bath, "his & hers" sinks with large mirrors over, a separate toilet, an oversized walk-in shower and a hairdryer.

The Master 2 bedroom has a queen-sized bed with 2 nightstands, a chest of drawers.

The cabana en-suite bathroom with direct access to the pool deck also serves as the pool bathroom and has a walk-in shower, toilet, and built-in vanity unit.

This bedroom has a queen-sized bed with a matching nightstand, a chest of drawers, and a large wardrobe.

Bedrooms #3 & #4 are served by a third bathroom with a bath with a shower over, a toilet and a built-in vanity unit.

For your comfort and convenience, there is also a fully equipped utility room incorporating a full-size top-loading washing machine, tumble dryer, iron & ironing board. This will allow you to pack the bare minimum of clothing so that you can fill up your cases on the way home with all those designer clothes from the many shopping malls.

The large very private pool with a south-west facing deck has privacy fencing to all sides for maximum privacy.  We have provided 2 sun loungers for your sunbathing comfort and a patio table with 6 chairs under the shady covered lanai with ceiling fan.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

To prevent small children from wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We provide free high speed protected DSL WiFi internet access throughout the villa and pool deck.

Free US long distance & local phone calls.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 15 - 20 minutes walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
