As you enter the villa you are greeted with a fabulous tiled hallway leading off to the living room on the right. The hallway then leads to the spacious family room beyond.

As you enter the villa you find the living room with a 3 seater corner sofa facing a large wall mounted LCD HD TV. This room also enjoys great views onto the front landscaping.

This spacious open plan and comfortable family room provide a perfect place to relax on the oversized corner sofa and enjoy a film on the very large wall mounted LCD cable HD TV with DVD player. 

Sliding doors (alarmed for child for safety) lead directly from the family room to the pool deck and give wonderful views of the pool

The dining area (adjacent to the kitchen) has wonderful views over the pool deck. The modern dining table and 6 chairs provide a stylish place to share a meal with family or to entertain. There is additional comfortable seating for 5 at the breakfast bar.

The kitchen is fully fitted with quality stainless steel appliances. Has a breakfast and snack bar with 5 bar stools. It is fully equipped, including a large Fridge / Freezer with ice and chilled water dispenser, cooker, microwave and dishwasher. There is also an adjacent pantry for extra storage.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The large master bedroom with its wonderful views over the pool deck, and has been beautifully furnished with a king sized bed, walk-in wardrobe, elegant dressing table, side table, stylish chair and LCD cable TV. This room also has a ceiling fan

The connecting spacious ensuite bathroom has a large corner bath, large walk-in double shower, his & hers sinks and WC. We also provide a hairdryer.

This tranquil bedroom with its views over the pool deck has been furnished with a queen-sized bed, built-in wardrobe, bedside tables, lamps, LCD cable TV and alarm clock radio. This room has a ceiling fan.

This bathroom serves as the pool bathroom as well as serving the family room & bedroom 2. There is a bath with shower over, built-in sink unit & WC. We also provide a hairdryer.

This luxurious bedroom comes equipped with a king sized bed with matching nightstands, lamps and chest of drawers with mirror above. Within the room, we also have a wall mounted LCD Cable HD TV, alarm clock radio and large built-in wardrobe

This bedroom comes equipped with twin sized beds sharing a bedside table and lamp. There is also a wall mounted LCD Cable TV, alarm clock radio, a ceiling fan and a built-in wardrobe. Beautifully decorated with a nautical theme

This exciting bedroom comes equipped with bunk beds (twin over full-size) with built in storage under the bed and within the stairs. The room also boasts a wall mounted LCD Cable TV, bean bags and fantastic Toy Story theming

This family bathroom is shared between bedrooms 3,4 & 5 and has a bath with shower over, WC and built-in sink unit.

Containing a full size ping pong table and pool table, providing a excellent space to relax and play.

The luxurious SW facing 32ft x 16ft private swimming pool with conservation woodland views can be heated if required and has 4 gorgeous sun loungers for your sunbathing comfort all with side tables.

There are two further seating areas on the large deck and lanai with a rattan coffee table and seating for 4, plus a large rattan patio table under the covered lanai that that provides seating for 8.

To prevent small children wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

You can also access the internet and your emails through our high speed 75Mb wireless internet throughout the villa and pool deck.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keypad entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 20-minute walk (or 3-minute drive) to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
