As you enter the villa you are greeted with a fabulous hallway leading off to the living room & dining area on the right, a queen bedroom to the left and an impressive feature staircase in front to the upper floors.

The hallway then leads to the spacious family room beyond.

The living room has 2 comfortable sofas, a round coffee table providing seating for up to 5 and a window looking onto the front garden.

The dining area is located to the rear of the living room.

The dining area has seating for up to 6/8 around a spacious dining table this can be extended if required.  The patio doors allow access to the spacious pool deck and an archway leads through to the kitchen.

The luxurious kitchen with quality stainless steel appliances has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, toaster, blender, electric kettle, and a coffeemaker. Also, we provide every small utensil imaginable, plenty of crockery, cutlery and more.

The pleasant breakfast nook with 3-way views overlooks the pool deck and golf course beyond. There is a table and 6 chairs plus an additional 4 bar stools at the breakfast bar.

The comfortably furnished room with views to the pool deck offers ample seating on 2 leather sofas and an armchair for you to relax and watch the large LCD cable TV with a DVD player and a selection of DVD movies.

This queen bedroom leads off from the foyer and has a front aspect window with views of the front gardens, furnished with a queen-sized bed with matching nightstands, a chest of drawers with a mirror above, an LCD cable TV, and a ceiling fan.

Serving the main ground floor living space and bedroom #5 is this bathroom with a bath and shower over, a WC and a pedestal sink.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The view onto the golf course backing onto the pool area is magnificent. There are no villas behind the house which stands on a corner plot overlooking the 3rd Tee of Highlands Reserve Golf Course offering ultimate privacy.

We have provided 2 sun loungers and a patio table, 2 x side tables for the loungers along with 8 chairs. 4 of the chairs are recliners and have foot stools which convert into sun loungers for your comfort

The pool can be heated for an additional charge (recommended from November to March).

The removable toddler screen is provided to prevent small children wandering into the unsupervised pool plus a pool-door alarm so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

The large master bedroom has a fantastic view of the golf course. It has a king-size bed with matching nightstands, a chest of drawers with a mirror above, an LCD cable TV, a ceiling fan, and a large walk-in wardrobe, 

The ensuite bathroom has a large corner bath, a double walk-in shower, twin vanity units and a separate WC.

This bedroom with views onto the front gardens is furnished with a king-sized bed with matching nightstands, a chest of drawers with a mirror above, an LCD cable TV, a ceiling fan, and a built-in wardrobe.

This bedroom also with views onto the front gardens is furnished with a queen-sized bed with matching nightstands, a chest of drawers with a mirror above, an LCD cable TV, a ceiling fan, and a built-in wardrobe.

The family bathroom serves all the other bedrooms and has a bath with shower over, WC and built-in his & hers sink unit.

This bedroom comes equipped with 2 x twin-sized beds with a matching shared nightstand and chest of drawers with an LCD cable TV above, ceiling fan and built-in wardrobe.

High-speed wireless DSL internet access throughout the villa & pool deck and free US phone calls.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

It's a 14-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
