As you enter the villa you are greeted with a fabulous tiled hallway leading off to the dining room on the right and study/den to the left. The hallway then leads to the spacious family room beyond.

The comfortably furnished room with direct access & views to the pool deck offers 2 sofas and an armchair for you to relax and watch the large LED cable TV.

There is a 46" flat screen HD cable TV in the Family Room with a DVD player and Music Centre

The sofa-bed in the Family Room provides additional sleeping capacity for 1 (should you need it) enabling our villa to sleep up to a total of 9 persons with ease (not counting the cot, which makes 10).

The kitchen with grey granite countertops and quality white appliances has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, toaster, blender, electric kettle, a coffeemaker and even a wine fridge. Also, we provide every small utensil imaginable, plenty of crockery, cutlery and more.

The breakfast bar with 3 bar stools is ideal for enjoying breakfast or light snacks or just socialising with whoever is preparing a meal in the kitchen.

The fully equipped laundry room is accessible from the rear of the kitchen and provides a washing machine, tumble dryer, ironing board and iron for your convenience, so don't pack too many clothes as you will be able to wash and dry them at the villa - keep the space free in your luggage for all those inexpensive designer clothes you are more than likely to buy whilst here.

All towels (including pool towels) and linens are provided for your comfort and convenience. Please note beach towels for use away the villa (i.e. beach or water parks) are not provided.

The dining area with lovely views over the pool deck and conservation views beyond provides a dining table with 6 comfortable chairs and is ideal for formal dining. There is direct access to the pool deck via alarmed patio doors.

The large master bedroom has been furnished with a queen-sized bed, matching nightstands, a chest of drawers with a mirror above, a walk-in wardrobe, large LED cable TV, and a ceiling fan.

The connecting spacious ensuite bathroom with private access to the pool deck has a large walk-in double shower, his & hers sinks and a separate WC. We also provide a hairdryer.

The second large master bedroom has been furnished with a queen-sized bed, matching nightstands, a chest of drawers with a mirror above, a walk-in built-in wardrobe, large LED cable TV, and a ceiling fan.

The connecting ensuite bathroom has a bath with shower over, single vanity sink and WC. We also provide a hairdryer.

This bedroom with views onto the front gardens comes equipped with 2 x twin-sized beds with a matching shared nightstand and chest of drawers with a mirror above. Within the room, we also have an LED cable TV, ceiling fan and a large built-in wardrobe

Both twin bedrooms are served by the remaining family bathroom (between the 2 bedrooms). There is a bath with shower over, WC and built-in sink unit.

The 24' x 12' privately screened pool faces west with the sun on the pool area all day and a glorious sunset every evening directly out the back. The pool has an oversized deck with a removable toddler screen to prevent small children from wandering into the pool.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

The covered lanai area with a ceiling fan offers a shady retreat for your children and a perfect setting for alfresco breakfast, lunch and dinner and more !!

At night, the porch area is great for a totally private meal overlooking the underwater-lit pool - bliss !!

A round table, 4 x chairs and 4 x sun loungers are provided for your comfort. 

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa. The BBQ is supplied clean with a full bottle of gas and tools and is taken away and cleaned.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to the internet and email.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

DSL High Wireless Speed Internet Access is also provided free of charge - just bring your laptop to surf the web and send / receive emails.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

The tennis courts and children's play area are a 17-minute walk away or just 3 minutes by car.

It's a 10 minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
