From the entrance foyer, you enter a spacious living/dining room area. The living area contains a 2 & 3-seater sofa and coffee table.

The adjacent dining area has a stunning glass-topped table to seat 6 for elegant dining with views of the front gardens.

The fully refurbished fitted kitchen with brand new quality appliances including a stove, side-side fridge-freezer with ice & water dispenser, dishwasher, microwave, toaster, coffee maker,  and cutlery, cooking utensils. glassware, linens and towels.

The breakfast bar comes with 2 bar stools.

Located in a cupboard off the kitchen are the laundry facilities which provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

From the kitchen, you lead into the family room with a large LED cable TV, The perfect area to relax, after a hard day visiting the theme parks or golfing, and begin planning your next day's adventure. The family room leads out to the fully screened swimming pool and patio area.

The large master bedroom with its wonderful views over the pool deck as well as sliding patio doors onto the pool deck has been furnished with a king-sized bed, 2 matching nightstands, a chest of drawers with a mirror above, a spacious walk-in wardrobe, a ceiling fan, large wall-mounted LED cable TV, cordless telephone and alarm clock radio.

The connecting spacious ensuite bathroom has a Roman bath, walk-in shower, his & hers sinks and WC. We also provide a hairdryer.

This bedroom comes equipped with twin-sized beds and a chest of drawers with LED cable TV above, a ceiling fan, and a built-in wardrobe.

This bedroom with views over the front gardens, features a queen-sized bed with matching nightstands, a chest of drawers with LED cable TV above, a built-in wardrobe and a ceiling fan.

Both bedrooms 2 & 3 share the family bathroom (between the 2 bedrooms). There is a bath with shower over, WC and built-in sink unit. We also provide a hair dryer.

The large pool with a south-west facing deck is provided with 3 sun loungers for your sunbathing comfort. The pool view is onto pine trees partially screening off the golf course beyond.

The pool features a waterfall which gives a pleasant sound of running water.

A patio table with 4 chairs is located under the shady-covered lanai with a ceiling fan.

Alarmed patio doors are provided to prevent small children from wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to the internet and email.

Free US long distance & local phone calls.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keypad entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the 4 digit code and your holiday can begin !!

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close by. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

The villa is professionally cleaned before each new arrival and the swimming pool and gardens are maintained and cleaned regularly by our property managers.

It's a 20-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town Center is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 3.5 miles drive up the US27.

On the US192 you will find a great selection of popular restaurants within a 12-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
