As you enter the villa you are greated with a fabulous tiled hallway leading off to bedroom 5 & family bathroom to the left. The hallway then leads onto the spacious living room & dining area beyond.

The living room with views onto the pool deck and golf course beyond has a corner suite seating up to 6 comfortably, a coffee table and a large wall mounted LCD cable TV with games console with 2 controllers.

Adjacent to the living room in the corner is the beautifully decorated dining area with large dining table with 2 chairs and a bench seating up to 8 persons and is ideal for large parties and formal dining.

The open plan family room has sliding glass doors that lead to the outstanding pool and patio. There are 2 large comfortable sofas, a large wall mounted LCD cable TV and stereo system.

Quality kitchen with granite countertops and stainless steel appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

The breakfast bar provides seating for 3 on bar stools.

The breakfast nook is furnished with a round glass-topped table & 3 chairs.

The ground floor bedroom with views over front gardens has a queen size bed, matching nightstands, wall mounted LCD cable TV, alarm clock and walk-in wardrobe.

Adjacent to bedroom 5, this bathroom serves as the ground floor family bathroom by day and "ensuite" by night. There is a bath with shower over, WC and built-in sink unit.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The extended south-west pool deck with fantastic views over the fabulous golf course and sparkling pool is very inviting. 

We have provided 4 sun loungers plus an additional 2 reclining chairs with footstools for your sunbathing comfort and a patio table with 4 chairs with shady parasol.

To prevent small children from wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

The large master bedroom with its wonderful views over the pool deck and golf course beyond has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a wall-mounted LCD cable TV above, a ceiling fan, alarm clock, telephone and walk-in wardrobe.

The connecting spacious ensuite bathroom has a corner bath, large walk-in double shower, his & hers sinks and a separate WC. 

This bedroom with views over the front gardens comes equipped with a queen-sized bed with nightstands, a chest of drawers, wall-mounted cable TV, a ceiling fan and a built-in wardrobe.

This bedroom comes equipped with 2 x twin-sized beds with a matching shared nightstand, a wall-mounted LCD cable TV, a ceiling fan and a built-in wardrobe.

The upstairs family bathroom has twin hand basins, toilet and a bath with shower over.

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

We prefer payment in US DOLLARS, however if you request a quote in BRITISH POUNDS and you decide to book, you will be advised that the prices will be converted into US DOLLARS where you will have the opportunity to review the US DOLLAR prices and if happy, accept them before proceeding with the online booking.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

The community pool, tennis courts and children play area are just a 2-minute walk away.

The golf clubhouse is just a 4-minute walk away.

It's a 15-minutes walk (or 3-minute drive) to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
