As you enter the villa you are greeted with a fabulous tiled hallway leading off to the dining area on the right and study via double doors to your left.

The attractively furnished living room is directly in front of you. An arched opening then leads onto the spacious open-plan family room, breakfast nook & kitchen beyond.

Adjacent to the entrance foyer is the attractively decorated dining area with a large dining table with 8 chairs which is ideal for large parties and formal dining.

As you enter the villa you find the study via double doors with a sofa, an armchair and a desk with a chair and it is the perfect place to relax with some quiet time or catch up on your emails.

The family room with 3 comfortable sofas and direct access & views onto pool deck offers ample seating for you to relax and watch the large LCD HD TV with DVD & CD player.

Luxury kitchen with quality appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

The pleasant breakfast nook with views overlooking the pool deck and conservation views beyond. There is a round glass-topped table and 4 chairs.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

This is a very large room that stretches the depth of the villa containing a huge king-size bed with matching nightstands, 2 armchairs and a 2 seater sofa. The room has a bay window frontage onto the pool deck with private access to the pool area and is furnished with a chest of drawers with a large LCD cable TV above and a ceiling fan.

The bathroom is at the other end of the suite to the front aspect of the villa. This has a large double-entry walk-in dual showers located behind the bath and a separate toilet. There are ‘his and hers' vanity units with mirrors. A hairdryer is also supplied.

In between the bedroom and bathroom is a walk-in closet.

This bedroom comes equipped with a queen-sized bed with matching nightstands and a chest of drawers with LCD cable TV above. Within the room, we also have a large built-in wardrobe

Located adjacent to bedroom 2 offering a bath with shower over, single vanity and WC.

This bedroom comes equipped with bunk beds (dual twins) and an additional twin bed (sleeping up to 3 children) and a chest of drawers with LCD cable TV above. Within the room, we also have a ceiling fan and a built-in wardrobe.

The large pool with a southwest-facing deck has fantastic open conservation woodland views.  We have provided 4 sun loungers plus an additional reclining chair with a footstool for your sun bathing comfort and a patio table with 6 chairs under the shady covered lanai with a ceiling fan. On the pool deck, there is an additional patio table with parasol & 4 chairs - ideal for the kids.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

To prevent small children wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to the internet and email.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

It's a 20-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24-hour WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
