As you enter the villa you are greeted with a fabulous tiled hallway leading off to the dining room on the left and living room to the right. The hallway then leads to the spacious family room beyond. All of the downstairs is fully tiled so no difficult-to-clean carpets - ideal for allergen sufferers.

The dining room has seating for up to 6 + 2 around a spacious dining table. The dining room enjoys pleasant views of the front gardens.

The living room has 2 sofas & LED TV for your relaxation - views of the front gardens.

The family room is bright with comfortable seating for 10 and patio doors overlooking the pool deck and the pool. A 60" Plasma TV, Bluray DVD player, Xbox 360 plus a selection of books & DVD's are available for your entertainment.

The large fully-equipped luxury kitchen with granite countertops and stainless steel appliances is equipped with a side-by-side refrigerator with ice & water dispenser, large oven & hob, microwave, dishwasher, toaster, coffee maker, juice maker, waste disposal, crockery, cutlery and even an electric can opener.

The breakfast nook has seating for up to 6 around the round breakfast.  There are sliding patio doors to access the pool deck.

This bedroom comes equipped with a king-sized bed with matching nightstands, a chest of drawers with a wall-mounted Roku-enabled LED TV above, a ceiling fan and a built-in closet.

This bathroom serves as the pool bathroom as well as serving the family room & adjacent bedroom #2. There is a large walk-in shower, built-in sink unit & WC. We also provide a hairdryer.

This bedroom comes equipped with a queen-sized bed with a matching nightstand, chest of drawers, ceiling fan and built-in closet.

Located next to bedroom #3 and the laundry room and is equipped with a pedestal sink and WC.

The laundry room is fitted with washer, dryer, iron and ironing board.

The views of the 7th green on the golf course from the pool area are magnificent. There are no villas behind our villa to obscure the splendid golf course views and high privacy hedges to both sides of the pool to ensure maximum privacy around the pool.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

Just added to the pool are the colour-changing LED underwater lighting to make evening poolside dining or swimming more attractive.

We have provided 8 sun loungers and 2 patio tables with 12 chairs for your comfort.

The pool can be heated for an additional charge (recommended from November to April). 

For the safety of your children, there is a removable pool safety fence which can easily be erected if required.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

Spacious galleried landing with a desk and chair is the ideal place to setup your laptop.

The large master bedroom with dual aspect views over the front gardens and side has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a mirror above, a walk-in closet housing a safe, an LED TV mounted inside a floor-standing cabinet with drawers below, and ceiling fan.

The connecting spacious ensuite bathroom has a large corner bath, spacious walk-in shower with seat, granite countertop with inset his & hers sinks and separate WC. We also provide a hairdryer.

This bedroom comes equipped with 2 x full-sized beds with a matching shared nightstand and a small chest of drawers, a wall-mounted Roku-enabled LED TV, a ceiling fan and a built-in closet.

This bathroom has a bath with shower over, his & hers sinks and WC. This bathroom is shared by bedrooms 4, 5, 6 & 7.

This bedroom with views over the pool deck and golf course beyond, comes equipped with a king-sized bed with matching nightstands, a chest of drawers with a wall-mounted Roku-enabled LED TV above, a ceiling fan and a built-in closet.

This bedroom with Disney Princess bedding, comes equipped with 2 x full-sized beds with a matching shared nightstand and a small chest of drawers, a wall-mounted Roku-enabled LED TV, a ceiling fan and a built-in closet.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

We have tried to include everything a young family could wish for in a holiday home such as a travel cot (crib), toddler bed, highchair and stroller which are all provided free of charge.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

It's a 19-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
