As you enter the villa you are greeted with a fabulous tiled open plan living space with a living room directly to your left followed by the kitchen and directly in front of you is the attractively decorated family room with views onto the pool deck.

Upon entering our villa there is a cosy open living room overlooking the front gardens that is quiet and perfect for anyone needing space from some of the "hustle and bustle". There are 2 comfortable armchairs and 2 seater upholstered ssofa, where you can put your feet up and relax or get lost in a book or catch up on your social media.

The fully equipped luxury kitchen with Corian countertops, large American fridge/freezer with ice and water dispenser there is also a waste disposal unit, electric cooker/hob, microwave, dishwasher, coffee maker, electric kettle, toaster & blender.

We have provided everything you could possibly need, including are a large range of quality tableware, glasses and cutlery as well as a full set of high standard patio plastic wares for use by the poolside.

The adjacent breakfast nook is located next to the kitchen and family room with attractive views onto the pool deck and provides seating for 4 persons. The breakfast bar also offers additional informal seating for 4.

The family room with an L shaped white sectional sofa set overlooks the pool with direct access via sliding patio doors. There is a large LCD cable TV in the family room. For your additional comfort, there is also a ceiling fan.

The large master bedroom with its wonderful views and private access onto the pool deck has been furnished with a super king sized bed, matching nightstands, chest of drawers with mirror above, walk-in wardrobe, large LCD cable TV, ceiling fan, alarm clock and bedside cordless telephone.

The connecting spacious ensuite bathroom has a large spa bath, large walk-in shower, his & hers sinks and separate WC. We also provide a hairdryer.

This bedroom comes equipped with a king-sized bed with matching nightstands and chest of drawers with mirror above. Within the room, we also have an LCD cable TV, ceiling fan and large built-in wardrobe

This bedroom comes equipped with a queen-sized bed with a matching nightstand and a chest of drawers with a mirror above. Within the room, we also have an LCD cable TV, ceiling fan and built-in wardrobe.

The den to the front of the villa is equipped with a substantial double sofa bed which is ideal for an extra child or teenager. Within the room, we also have a 50" LCD cable TV with a PS4 games console including a selection of games and ceiling fan.

The second bathroom also serves as the pool bathroom and is equipped with a shower, his & her vanity sinks and separate WC.

For your comfort and convenience there is also a fully equipped utility room incorporating all new full size front loading washing machine, tumble dryer, iron & ironing board and vacuum cleaner. This will allow you to pack the bare minimum of clothing so that you can fill up your cases on the way home with all those designer clothes from the many shopping malls.

The games room is equipped with a variety of activities for all ages and interest. With table tennis and pool table - you will never have to complain that there is nothing to do

The very private large extended pool deck with saltwater pool with north-west facing deck enjoying fantastic fabulous golf course views partially screened by pine trees. Saltwater is much kinder to sensitive skin and eyes and can be more hygienic than chlorine pools.

We have provided 3 quality rattan sun loungers, 2 chairs with footstools and outdoor 2 seater sofa with coffee table for your sunbathing and alfresco comfort. Under the shady lanai with ceiling fan, we provide a patio table with 6 padded chairs.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

To prevent small children from wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experiences, we provide a free stainless steel 3 burner gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

We provide free high speed protected DSL WiFi internet access throughout the villa and pool deck.

Free US long distance & local phone calls.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a smoke detector system for your safety and peace of mind.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's an 11-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, an Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
