As you enter the villa you are greeted with a fabulous carpeted open-plan great room directly in front of you. A hallway to the right leads off to bedrooms 2, 3 & 4, family bathroom #2 and garage containing laundry area and games room.

The great room provides a comfortable place to relax after a hard day out at the parks or at the golf course, it has stylish grey leather sofa, love seat, armchair, coffee table, so you can watch the large wall-mounted LCD cable TV. For your additional comfort, there is also a ceiling fan.

Sliding patio doors offer great views and access to the pool deck.

This beautifully decorated dining area with lovely views over the pool deck offers a large solid wood dining table with 6 black leather padded chairs and is ideal for large parties and formal dining. There is direct access through to the kitchen

The fully fitted kitchen with has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, toaster, blender, electric kettle, a coffeemaker. Also, we provide every small utensil imaginable, plenty of crockery, cutlery and more.

The breakfast bar with 2 bar stools is ideal for enjoying breakfast or light snacks or just socialising with whoever is preparing a meal in the kitchen.

The large master bedroom with its wonderful views over the pool deck has been furnished with a solid pine queen-sized bed, matching nightstands, chest of drawers with a mirror and LCD cable TV above, ceiling fan, iPod docking alarm/clock/radio and walk-in wardrobe.

The connecting ensuite bathroom has a bath with shower over, single built-in vanity and WC. We also provide a hairdryer.

This bedroom with views over the front gardens features a solid pine queen-sized bed with matching nightstands, chest of drawers with mirror & LCD cable TV above, alarm clock, ceiling fan & built-in wardrobe.

This bedroom comes equipped with 2 x twin sized beds with matching nightstands and chest of drawers. Within the room, we also have an LCD cable TV, a ceiling fan and a large built-in wardrobe

The family bathroom adjacent to the queen bedroom #2 has a bath with shower over, WC and built-in sink unit. There is also a hairdryer.

The laundry facilities are located in the garage/games room in a concealed cupboard and provide a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The converted garage forms the games room which has a good quality pool table & air hockey. Kids of all ages can enjoy themselves as well as adults.

Wall-mounted turbo fan ensures you stay cool.

The large 24' x 12' pool with north-east facing deck is sun-drenched from sunrise and has 6 sun loungers for your sunbathing comfort and a round patio table with 4 chairs under the shady covered lanai with ceiling fan. 

The pool can be heated at an additional cost.

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

Free US long distance & local phone calls.

We provide complimentary use of a Pack n Play and a highchair. Please ensure you request these prior to your arrival in the booking form should you require any them.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has digital entry locks, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $59 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

We prefer payment in US DOLLARS, however if you request a quote in BRITISH POUNDS and you decide to book, you will be advised that the prices will be converted into US DOLLARS where you will have the opportunity to review the US DOLLAR prices and if happy, accept them before proceeding with the online booking.

The tennis courts, community pool and children play area are a 15 minutes walk away or just 3 minutes by car.

It's a 10 - 15 minutes walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
