As you walk in through the decorative glass doors you are greeted with a fabulous tiled hallway leading off to queen bedroom #5 to the left and a games room with a pool table directly in front of you with views of the pool and conservation woodland beyond. 

To your right is the front living room with views of the front gardens.

Leading off the entrance foyer is the comfortable living room with 2 sofas providing seating for up to 5 and views onto the front gardens. This area is perfect to relax away from the noise from the rest of the house or watch the LCD streaming TV. 

The games room with views & access to the pool deck is equipped with a full-size pool table.

The master bedroom #1 and kitchen/dining area leads off this room.

The luxury kitchen with Corian countertops has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, blender, toaster, coffee maker and cordless kettle.

The breakfast bar comes with 2 bar stools - ideal for the kids to have breakfast or to socialise around the kitchen area.

The dining area is adjacent to the kitchen and enjoys views over the pool deck. Equipped with a large glass-topped rectangular table with 6 chairs making it a pleasant place to enjoy an evening meal.

The laundry room off the rear of the kitchen provides a top-loading washing machine, tumble dryer, soaker sink, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The comfortably furnished room with direct access & views to the pool deck offers ample seating on 2 sofas & and an armchair for you to relax and watch the large LCD streaming TV with a DVD player & surround sound - a DVD library is available in the cabinet.

We also provide a mini hi-fi system with a CD player & radio for your enjoyment - CD selection provided in the cabinet.

The large master bedroom with its wonderful views over the pool deck through sliding patio doors has been furnished with a 4-poster king-sized bed with matching nightstands, a tall cabinet with an LCD streaming TV concealed inside, a chest of drawers with a mirror above, a large walk-in wardrobe, and a ceiling fan.

The connecting spacious ensuite bathroom has a large spa bath, a walk-in double shower, his & hers sinks and a separate WC. We also provide a hair dryer.

This bedroom with views over the pool deck has a queen-sized bed with matching nightstands, a chest of drawers with LCD streaming TV above, and a large built-in wardrobe.

The ensuite bathroom accessible via a private corridor also has direct access to the pool deck making it ideal as a cabana bathroom during the day.  It comes with a walk-in shower, single vanity with an illuminated mirror above and WC.

This bedroom comes equipped with 2 x twin-sized beds with a matching nightstand and a chest of drawers with an LCD streaming TV above. Within the room, we also have a ceiling fan and a large built-in wardrobe.

This bedroom located at the front of the villa off the entrance foyer comes equipped with a queen-sized bed with a matching nightstand and a chest of drawers with an LCD streaming TV above. Within the room, we also have a ceiling fan and a built-in wardrobe. This bedroom enjoys views of the front gardens.

Both queen & twin bedrooms are served by the remaining family bathroom (between bedrooms #3 & #4). There is a bath with a shower over, WC and a built-in sink unit.

The large pool with south-west facing deck has fantastic views over conservation woodland - enjoy spectacular sunsets. 

We have provided 4 sun loungers (2 of which are reclining chairs with footstools) for your sunbathing comfort and a patio table with 6 chairs under the shady covered lanai with ceiling fan.

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool plus a pool-door alarm so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to the internet and email.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

We prefer payment in US DOLLARS, however if you request a quote in BRITISH POUNDS and you decide to book, you will be advised that the prices will be converted into US DOLLARS where you will have the opportunity to review the US DOLLAR prices and if happy, accept them before proceeding with the online booking.

It's a 25-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
