As you enter the villa you are greeted with a fabulous tiled hallway with the front study to your right and games room to your left followed by the laundry room next door to the study. The hallway then leads onto the spacious open-plan family room, kitchen and dining area beyond.

This quiet room with views of the front gardens is ideal for setting up your laptop on the desk to catch up on emails or watching the wall-mounted Roku-enabled LCD TV.

The laundry room direct off the entrance hallway provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The large south-facing pool deck with open lake views has 6 sun loungers for your sun bathing comfort and a patio table with 8 chairs under the shady covered lanai which offers welcome shade from the Florida sun.

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

The loft area has been converted into a home cinema with a 100" projection screen with a digital projector, a soundbar & subwoofer.

The white leather sectional L-shaped sofa and armchair provide ample seating for all to watch a movie together in comfort.

The large master bedroom overlooking the front gardens has been furnished with a king-sized bed, matching nightstands, a chest of drawers, a large walk-in wardrobe and a Roku-enabled LCD TV.

The connecting spacious ensuite bathroom has an enormous walk-in shower, his & hers sinks and a separate WC. We also provide a hair dryer.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to the internet and email.

We can provide a cot (crib), highchair and stairgate. Please request these items in the booking form to have them set up for you.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $69 or £45 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to the resort who keep our home in immaculate condition and are fastidious about cleanliness. They are on hand to help you with any issues which may arise during your stay and all our guests receive the most efficient, friendly and personal service 24/7.

The excellent resort clubhouse and community pool are about a 9-minute walk from the villa or 2 minutes in a car.

The clubhouse sports a resort-style pool with beach entry and water slide, a multi-jetted circular spa, an amazing Lazy River, a Tiki Bar, a state-of-the-art fitness centre, tennis, volleyball, soccer, a playground tot-lot and much more.

Please note the Community makes a one-time charge of $35-45 to use the community facilities during your stay - this is included in your rental rate.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 13-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 20 minutes up the US27 where you will find a Publix supermarket with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy, Starbucks & Dollar discount store.
