As you enter the villa you are greeted with a fabulous tiled hallway leading off to ensuite bedroom #7 with an ensuite bathroom to the right, followed by a staircase leading to bedrooms upstairs. The hallway then leads to the spacious open-plan kitchen, dining area & family room beyond.

Luxury kitchen with granite countertops and quality stainless steel appliances has all the amenities including dishwasher, gas stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, Keurig coffee maker, filter coffee maker, blender, toaster, electric kettle and pantry.

The granite-topped island unit is equipped with 4 comfortable bar stools - ideal for the kids at breakfast and socialising around the kitchen area.

Adjacent to the kitchen in the corner with sliding door access onto the pool deck is the beautifully decorated dining area with a large glass-topped dining table with 10 chairs which is ideal for large parties and formal dining.

The comfortably furnished room with views onto the pool deck offers ample comfortable seating on an L-shaped sectional leather sofa set for you to relax and watch the 65" wall-mounted LCD Smart cable TV. For your additional comfort, there is also a ceiling fan.

The large master bedroom has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a large wall-mounted LCD Smart TV above, a walk-in wardrobe and a ceiling fan.

The connecting spacious ensuite bathroom has a walk-in double shower, Roman bath, single built-in vanity sink and separate WC with a built-in vanity sink.

The separate WC with a vanity sink also serves the pool deck during the day.

This ensuite bedroom with its wonderful views over the front gardens has been furnished with a queen-sized bed, matching nightstands, a chest of drawers with a wall-mounted LCD Smart TV above, a ceiling fan and a built-in wardrobe.

The connecting ensuite bathroom has a walk-in double shower, vanity sink and WC. 

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

Located next to the laundry room and is equipped with a single vanity and WC

The games room is equipped with a variety of activities for all ages and interests. With a pool table & table tennis - the kids will never have to complain that there is nothing to do

The large 30' pool with a south-facing deck has fantastic open views over meadows.  We have provided 4 sun loungers for your sunbathing comfort.

Under the shady lanai, there is a patio table with 8 chairs and a soft seating area with a ceiling fan.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

The removable toddler screen with a lockable gate is provided to prevent small children from wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

The loft area located at the top of the stairs has been fitted out as a home cinema and has been kitted out with a 100" projection screen with ceiling-mounted surround sound speakers & subwoofer.

For your comfort, we have provided reclining white leather chairs & sofas seating 6 persons.

The second master bedroom with views over the pool deck has been furnished with a king-sized bed, matching nightstands, a chest of drawers with a large wall-mounted LCD Smart TV above, a walk-in wardrobe & ceiling fan.

The connecting ensuite bathroom has a walk-in shower and his & hers sinks and a separate WC.

This bedroom is decorated with a hand-painted Fairy mural around the room and is furnished with 2 x queen-sized beds, 2 nightstands, a chest of drawers with a large wall-mounted LCD Smart TV above, a built-in wardrobe and a ceiling fan.

The connecting Jack & Jill bathroom is shared with bedroom #6.

The shared Jack & Jill bathroom serves both bedrooms 3 & 6 and features a walk-in shower with WC in a separate room and communal area with his & hers sinks.

This bedroom with views over the front gardens comes equipped with a king-sized bed with matching nightstands and a chest of drawers with a large wall-mounted LCD Smart TV above, a large walk-in wardrobe and a ceiling fan.

The connecting Jack & Jill bathroom is shared with bedroom #3.

This bedroom has a hand-painted Donald Duck graffiti mural around the bedroom and comes equipped with a full-sized and twin-sized bed with a matching nightstand, a chest of drawers with a wall-mounted LCD Smart TV above, a built-in wardrobe and a ceiling fan. 

This Mickey Mouse-themed bedroom comes equipped with a bunk bed (dual twin) with a wall-mounted LCD Smart TV, a small wooden kitchen and tiny wooden table and chairs, a built-in wardrobe and a covered safety ceiling fan. 

Located adjacent to bedroom #4 this family bathroom is sectioned off with a bath with shower over plus WC in one room and built-in his & hers sink unit in the outer room separated by a privacy door. This bathroom serves bedrooms #4 & #5 as well as the loft entertainment area.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck.

We have tried to include everything a young family could wish for in a holiday home such as a pack-and-play, highchair and stroller. Additional baby equipment can be rented from the management company.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keypad entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

For your security and of our property, this villa is equipped with 2 security cameras located as follows:

1. Camera at the front door approach
2. Camera facing onto the pool heater & pump equipment to the side of the villa.
3. All cameras are activated by motion and record video and audio remotely.

For your privacy, there are no cameras located inside the villa or around the pool area.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $69 or £45 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

The excellent resort clubhouse and community pool are about a 21-minute walk from the villa or 4 minutes by car.

The clubhouse sports a resort-style pool with beach entry and water slide, a multi-jetted circular spa, an amazing Lazy River, a Tiki Bar, a state-of-the-art fitness centre, tennis, volleyball, soccer, playground tot lot and much more.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 13-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 20 minutes up the US27 where you will find a Publix supermarket with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy, Starbucks & Dollar discount store.

At Posner Park, there is shopping, restaurants and entertainment including Target, JC-Penny, Petsmart, Dicks Sporting Goods, Best Buy, Staples, Ross, Michaels, Books-A-Million, Cinepolis IMAX cinema and many more within a 15-minute drive.

On the US192 you will find a great selection of popular restaurants within a 20-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill, Hooters and Margaritaville and loads more...
